NOTICE IS HEREBY GIVEN that the Lynden City Council will hold a public hearing and take public input on a proposed Development Agreement from Benjamin and Lindy Stuit, owners of the property defined below.

All that portion of the Northwest Quarter of the Northeast Quarter of Section 25, Township 40 North, Range 2 East of W.M., lying South and East of the county road, except that portion described as follows: Beginning at the intersection of the South Line of Bay Lyn Drive and the East of the Northwest Quarter of the Northeast Quarter of said Section; Thence South 230 feet; thence West 138 feet; thence North 187 feet, more or less, to the South line of Flynn Road; thence Easterly along said boundary to the Point of beginning.

The purpose of this agreement is to set forth certain development standards and other provisions related to the Stuits’ subdivision of land and Parties’ respective rights and obligations pertaining to the provisions of City utility services and the required road improvements to serve the property.

REGARDING THE PROPOSED PEPIN CREEK SUB-AREA REZONE

NOTICE IS HEREBY GIVEN that the Lynden City Council will hold a public hearing and will be taking public input regarding the proposed Pepin Creek Sub-Area Rezone.

Description of Proposal: The Pepin Creek Subarea (PCSA) Rezone proposal officially rezones those properties that are within PCSA and the current City limits to line up with the approved and adopted Pepin Creek Subarea Plan.  The Pepin Creek Subarea Plan was adopted by City Council in March 2020 and provides guidelines, within the subarea, for the development of residential areas, recreational opportunities, traffic circulation, and connections to existing neighborhoods.

NOTICE OF PUBLIC HEARING

REGARDING PROPOSED ORDINANCE 1620

AMENDING CHAPTER 13.08 OF THE LYNDEN MUNICIPAL CODE

NOTICE IS HEREBY GIVEN that the Lynden City Council has scheduled a public hearing date for Tuesday, February 16, 2021 to hear comments on proposed Ordinance 1620 which updates Chapter 13.08.10 of the Lynden Municipal Code to revise language associated with the Project Manual for Engineering Design and Development Standards that was adopted on December 21, 2020. A complete copy of this Ordinance is available during regular business hours at the Public Works Office, City Hall, 300 4th Street, Lynden, Washington. The Ordinance will be mailed upon request without cost. This publication by title is made pursuant to RCW 35A.12.160.

At such hearing, the City Council will consider any and all objections made and will have the discretion to approve, modify, reject or remand all or part of the preliminary determination. The decision by the City Council on the assessment reimbursement area and assessment applicable to each property therein shall be final.
